PLANNING:

+ We carefully assess your property and its unique strengths to determine if and which updates would dramatically increase your return, then develop a budget, timeline, and prioritized To-Do list.

+ Our recommendations will enhance your home’s appeal inside and out. Our project manager can handle everything from estimates for any suggested updates to finishing touches while keeping you closely informed.

+ We develop a calendar for work that includes key dates in the sales process, like staging, photography, Broker Tour and Open Houses.

+ We can prepare your home for sale in about 4-6 weeks, or, when necessary and no major updates are needed, as quickly as 1-2 weeks.


OUR TASKS:

+ Coordinate inspections and highlight findings for you

+ Obtain a title report and compile disclosures; determine compliance and local ordinance requirements

+ Manage all repairs and cosmetic improvements to the property

+ Hire and work with the right staging company to enhance the appeal

+ Organize the home’s deep cleaning, floorplan measurement, video and photography

+ Develop print and digital marketing materials to reach your target buyers

+ Prepare and compile all documents for the disclosure package and walk you through filling out required Seller Disclosures

+ Determine final pricing and sale strategy

+ Announce upcoming listing

+ Create property-specific websites, eBlast, brochures and other marketing material

+ Post property online for local and international exposure and pitch architecturally interesting properties to our specialty magazine and website contacts for additional exposure.


MARKETING & SALES:

Once your property is listed on the MLS, it’s show time!

+ Your property-specific website, and listing on Grubbco.com, TeamPlowright.com, Zillow, Redfin, Realtor.com, SFGate.com and other online portals go live

+ We present your property to all members of REALM, a global network of top agents across the US and beyond.

+ Social media marketing on Facebook and Instagram begins

+ Print and digital advertising begins in local and national press & platforms

+ We distribute printed property brochures at all events

+ We host a Brokers’ Open House for all agents

+ We host public weekend Open Houses

+ We follow up with all interested agents and buyers

+ Targeted emails are sent to top selling agents

+ We provide weekly reports of all activity


ACCEPTING AN OFFER

+ On the offer date, we review and vet all offers before presenting them to you

+ We discuss options with you and advise on the best strategy

+ We negotiate strongly on your behalf for the best price and terms

+ Once in contract, we provide a calendar of the steps to close

+ We manage the escrow process and oversee all final closing details
